Examples of Defects Identified During a Professional Inspection

The framing around this chimney is badly water damaged and the rafter has split.

This waste line is leaking into the crawlspace every time that the toilet is flushed. It was later found that the line had a nail shot into it during a bathroom renovation.

Ducts are often found to be disconnected or to have holes in them, especially in the crawlspace. This duct appears to have been torn by an animal.

Air-handling units in the crawlspace often rust out without the homeowners knowledge. The bottom of this unit was completely rusted out and blowing a substantial amount of conditioned air into the crawlspace.

This beam had separated and dropped approximately one inch, again without the knowledge of the homeowner. Prior to entering the crawlspace it was noted that the doors in a certain area were binding due to the settlement. This tipped the inspector to look for the dropped beam.

This is another example of ductwork that has disconnected within the crawlspace.
