Examples of Serious Defects That Can Be Identified During An Inspection

Water is entering the crawlspace through the foundation wall creating high moisture levels which in turn have caused dryrot in the floor joists and sill plate. The framing had settled before being shored with jack columns in the past; however, the columns are now rusting off and the dryrot continues since the high moisture condition has not been corrected.

This is an example of extreme rot/ dryrot in the floor joists and sill plate due to excessive moisture in the crawlspace. The framing in this area is ineffictive allowing the structure to settle.

The subflooring had completely rotted out below this bathtub due to leaks in the plumbing and/or ceramic tile. The underside of the tub and the wall cavity are visible from the crawlspace.

This main rafter in a cathedral ceiling had broken at a fault in the timber allowing the roof to sag. This condition was referred to a structural engineer who later determined that the entire roof design was inadequate. The entire roof structure was replaced and the buyer was saved thousands.

Two feeders have been triple lugged to the hot side of the main breaker creating a very dangerous electrocution and fire hazard as there is no overcurrent protection. Even worse, one of the feeders was for a dock which can easily be submerged underwater.

The main breaker had been removed from this panel when it was conveted into a subpanel; however, the opening had not been closed. Therefore anyone could walk up to the panel (including children since it was located in the living room), stick their finger in the panel and touch the 220 VOLT lugs. This also happens to be an old Federal Pacific panel which has a history of breakers not tripping properly.
