Examples of Defects That Require A Skilled Inspector to Identify

The corners of the windowsills at the front of the house were crushing up as the house was settling inside the brick exterior, which was not settling. (The bricks were actually pushing up on the windowsill.) This was a clue that the sill plate and the ends of the joists below were crushing and settling.

When the HVAC contractor installed the new air-handling unit the conductors would not fit under the lugs so they cut approximately half of the strands. This significantly reduces the load capacity of the feeder.

This hole was located in the side of the chimney in the attic at a hard to get to location. You can see where the heat and smoke had been exiting the chimney into the attic space. The photo to the right shows the result.

This is the scorched roof sheathing above the hole in the chimney pictured to the left. This could have easily set the roof on fire.

When this old house was originally plumbed, the toilet vent pipe was installed on the exterior, as was common for the day. However, when the addition as built later, the new roof was built over the vent pipe and the vent was never extended through the roof. Therefore, the sewer had been venting into the attic space. Since the attic was not accessible, this was only detected by observing the number and location of vents on the roof and correlating them to the fixtures in the house.

The center beam of this two story house was supported solely on the temporary shoring that had been installed during construction. The connection had never been completed. You can see how the blocking has started to slip.
